On the weekend, while being stalked by an ad for a Free Buyers Agent service on Facebook and couldn’t help thinking to myself. What a load of BS!
Just like there is no such thing as a free lunch, there is no such thing as a Free Buyers Agent.
These groups that masquerade as FREE buyers agents are being paid rather large amounts of money by developers and project marketing firms to recommend their new house and land package or new apartments.
This, therefore, creates a cost to the buyer of these properties of between 3% and 10% in the worst-case scenarios. I’d hardly call that free, would you?
Wouldn’t you rather pay a licenced and insured, exclusive independent buyers agent an agreed fee? Based on your property brief, they will search, negotiate, conduct due diligence and purchase a property which matches your specific requirements. The kicker is that if this property happens to be brand new, they might be able to negotiate the 3%-10% referral fee out of the purchase price.
Like many things in life, you get what you pay for with Buyers Agents as well.
