Vacancy rates continued to tighten in Brisbane in November, down from 2.5% a year ago to 1.8% according to SQM Research, however, the Sunshine Coast Vacancy Rate makes it a star performer. No doubt affected by the great Covid migration we are seeing along the East Coast of Australia
Digging into the data, of particular interest to us was North Brisbane and The Sunshine Coast as they are our key focus markets to purchase on for investors and relocations.
Novembers result for North Brisbane comes in at an extremely respectable 0.9%.
Considering a balance rental market is around 3% The Sunshine Coast vacancy rate is a standout with an incredibly resilient rental market at 0.4%.
If this continues rents will be rising at the end of current leases bringing out more investors.
